]]>After that our property finder, Bernard, organised the real estate citytrip in Valencia last year, Raf our property finder in Barcelona organised this new edition in Barcelona: Barcelona real estate city trip 7th & 8th February 2019. Thank you to the participants for taking part.
It was very interesting to see what was the situation on the market in Barcelona. On Thursday, Raf organised the afternoon and shared his insights. On Friday morning, we had a very interesting meeting with institutional managers buying, renovating and selling apartments in Barcelona for their investors. We always like to check the market from both sides:

We see very interesting opportunities in Barcelona for this year. The market is “breathing” again after a long run up an increasing path, back to a healthy mode now.
Many sellers don´t realize yet that they are asking unrealistic prices (partially because of the over promise by selling agencies), and buyers often lack sufficient reference points to judge these prices. However the informed buyer has realized this already. We help the buyers to make sure that they never pay more than what a property is worth. That is big savings!Barcelona and Madrid are the two most active markets in Spain in terms of transactions. Barcelona has a stronger demand from foreign buyers.
In terms of prices, this is the top 5 of most expensive cities in Spain: 1. San Sebastian, 2. Barcelona, 3. Madrid, 4. Palma and 5. Bilbao.
Barcelona has the highest rental prices of Spain and a high proportion of expats looking for central quality apartments. This is great if you rent out your property.
“Over the last months, the foreign buyers have picked up activity. That is because some very central locations offer really attractive discounts for amazing apartments.”
The next months will be an ideal time for buyers to purchase as many sellers will lower their expectations and buyers could be more patient to catch that gem.
We see many opportunities in Barcelona.If your first objective is yield, maybe you should go outside the most demanded districts.”
So yes, property purchase starts with a price… but location is important. Raf explained further:
There are big differences within districts in Barcelona and even within those, one street is not the other. This local knowledge is why people come to us.

We had a lot of requests on Barcelona and that’s why our local property hunter, Raf, is organising a “reality check” city trip.

Please book your hotel with easy access to the Plaza Catalunya.
So obviously you would book your flight and the hotel and Raf will organise the visits.
We will facilitate the restaurant in the evening of the 7th February.
A small cost will be asked to cover the restaurant of the Thursday evening and the other costs.

]]>We had a lot of requests on Valencia, the third biggest city in Spain, and that’s why we organised a “reality check” city trip.
Bernard, our local property hunter and architect, and Sophie, our local legal adviser, both confirmed that the market is buoyant. The real estate market was slow to start but it looks like activity and prices are confirming the real estate market recovery since September last year. At the same time, prices are close to 50% lower than in Madrid and Barcelona while being at 90 minutes with the fast train from Madrid…
Valencia is really a nice city with peace in it. You have a lot going on but at the same time, you can enjoy your time and life.
Life is very efficient, 15 minutes to the airport, an efficient metro network,… what else…

The trip will take place on the 19th and 20th of April.
We try to have a deal with a hotel in the old city
So obviously you would book your flight and the hotel and Bernard will organise the visits.

We were at Barcelona Meeting Point, the real estate exhibition in Spain, during the last two days to meet some of our current partners: Lawyers, Tax Specialists, Banks, Property hunters and could enter into very interesting discussions with potential future partners and all the main players active on the Real estate market in Spain.
We could exchange views on the current state of the real estate market in Spain in general and in the Catalunian region: we discussed with the main real estate agents and a few web portals: the situation remains very positive. For the Catalunian region, people are waiting for the situation to clarify but others are taking advantage of the situation to buy some opportunities on the market. The Spanish paper “La Vanguardia” wrote that the tourist flow to Barcelona was lower in October. Sure this is the kind of news to be expected short term.
We noticed as well that the newbuild activity in Spain is again really strong as our partner Juan wrote in his paper of Octobre: The new “Phoenix”: the construction of homes reborns with force in Spain, all the different promoters are back at full speed.
We attended very interesting conferences on the situation of the real estate market, the economy, the main local and foreign players:
We were pleased to meet the team of many new startups providing the technology and the solutions for the future. Of all those meetings, we would like to bring forward two very interesting we had with two startups: we met the providers of 3D solutions for the real estate market providing promotors and real estate agents with guided virtual reality experiences, ARqVR, and met the team of Inveslar.com , a crowdfunding platform active on the real estate market. It is a new disruptive FinTech that is very active in the residential real estate market in Spain and that will expand into new markets soon. Starting with about 1000€, you are able to invest directly in the Spanish real estate market with local experts on your side and with a solution having controlled costs.
We liked it as they capitalise on a few specifics of the Spanish market:
We will come back later with a new paper on this as we found it was a nice way to invest in real estate market while learning (you’ll get all the paperwork as an investor) and while making money at the same time. The advantages they have are that they work only on a “project per project” basis and with very small projects (under 400.000€) so we don’t speak of big real estate projects, your eventual risk is very clearly identified! The current project that they are working on is a newbuild property in Costa Brava under 300.000€ and it has a return objective of 12% in one year.
Since their launch, about one and a half year ago, they reached a yearly return of 17% on their first projects. Of course, everybody should be his own judge, we just bring that forward as a good way to increase your learning curve on the Spanish real estate market.
We asked the current team what gesture they would do EXCLUSIVELY FOR OUR READERS?
They will deliver anywhere in Europe a full Spanish Ham for any investment of 5000€ or more in addition to their current referral programs of 150€ for any new investor as they are currently looking for new investors.
Finally, we discussed with Raf, one of our property hunter working in Barcelona and in Catalunya, he told us that a few of his customers are taking the uncertainty as an opportunity to negotiate bigger bargains.
Of course, it’s always nice to enjoy the quality of life provided in Barcelona.
