Valencia Property Investment: A Case Study of Student Housing Investment

In a market where prime student housing locations are increasingly scarce, Valencia continues to shine as one of Spain’s most promising investment destinations. As Spain’s third-largest city and home to over 100,000 students, Valencia offers a unique combination of academic excellence, Mediterranean lifestyle, and strong rental yields that savvy investors can’t ignore. The city’s ongoing urban renewal, particularly in historic districts like Cabanyal, presents an exceptional opportunity for those looking to enter the Spanish real estate market.

The transformation of Cabanyal from a traditional fishing quarter to a vibrant student neighbourhood mirrors successful regeneration stories seen in cities like Barcelona’s El Born or Madrid’s Malasaña. With Valencia’s universities expanding and international student numbers growing strongly yearly, the demand for quality student accommodation has never been more robust. Today, we present an investment opportunity that perfectly capitalizes on these market dynamics. Last but not least, Cabanyal is one of our favourite districts as it is 5 minutes from the beach and 5 minutes from universities.

The city of Valencia

Valencia, Spain’s third-largest city, combines historic charm with modern innovation. Located on the Mediterranean coast, it offers:

  • Rich cultural heritage with the historic Old Town (Ciutat Vella)
  • Modern attractions like the City of Arts and Sciences
  • Miles of beautiful Mediterranean beaches
  • The converted riverbed Turia Gardens, one of Europe’s largest urban parks
  • A thriving university population with multiple campuses

The Cabanyal District

Our featured property is located in the historic Cabanyal neighbourhood, known for:

  • Traditional fishermen’s quarter with unique architecture
  • 5-minute walk to Playa de las Arenas beach
  • Proximity to main university campuses
  • Excellent public transportation connections
  • Growing popularity among students and young professionals

The situation of the apartment

Featured Investment Property: Student housing opportunity

  • 66m² Living Space
  • 7.50% Gross return
  • €41,000 Below Market Value

Floor plan of the property

Floor plan of a Costa Dorada property for sale featuring a bathroom, kitchen, living room, entrance, three rooms, and two balconies. Measurements in square meters are provided for each area.

Property Highlights

  • Three bedrooms (2 with private balconies)
  • Direct access to shared rooftop terrace
  • Built-in 1967
  • Third-floor location (one floor under this nice shared rooftop… but as you are just under it, most of the time, no one will use it apart from you 😉 )

A flat rooftop with a red surface and a satellite dish overlooks the breathtaking cityscape of Costa Dorada, where buildings meet a partly cloudy sky at sunset—a perfect vista for those seeking property for sale.

  • Complete renovation package included

Pictures of the property

A charming four-story building, perfect for anyone looking for a Costa Dorada property for sale, showcases laundry on its balcony railing. Its brick and stucco facade overlooks the bustling street below on a sunny day. A small, sparsely furnished room in a Costa Dorada property for sale features a white fridge, fan, and table. The beige walls complement a door leading to the kitchen area with wooden cabinets. A clock hangs on one wall. A charming kitchen with wooden cabinets, a gas stove, and granite countertops graces this Costa Dorada property for sale. The open cupboard offers easy access while cleaning supplies and a trash bag await tidying. This Costa Dorada property for sale features an empty room with pink walls and a tiled floor. Disassembled bed frames are leaned against the walls, while a sliding glass door opens to a balcony. An air conditioning unit is mounted on the wall, adding modern comfort to this charming space.

Financial Breakdown

  • €157,000 property price. In our view, you should negotiate the price lower, but it depends on your willingness to get the deal done/ risk losing the deal.
  • €28,000 renovation cost estimation. In our view, this is a bit aggressive, and maybe you should consider a stronger renovation, but why not negotiate harder on the price to compensate?
  • €1,400 Estimated monthly rental income

Annual Operating Costs

  • Property Tax (IBI): €190
  • Home Insurance: €280
  • Community Fees: €492
  • Total Annual Costs: €962

Rental Strategy

  • Two standard rooms at €450/month each
  • One premium room at €500/month
  • Total Monthly Income: €1,400

Recap of Investment Analysis

As Valencia continues its upward trajectory, opportunities like this become increasingly rare. The location, value, and potential return combination make this Cabanyal property a compelling investment case. While the €41,000 below-market price point provides immediate equity, the real value lies in the property’s strategic position within Valencia’s growing student housing market.

The comprehensive support offered by Geoffroy and his team, from renovation to rental management, ensures investors can confidently enter this market with professional guidance at every step. With Valencia’s student population expected to grow over the next five years and the city’s profile rising internationally, the timing for this investment opportunity couldn’t be better.

This property offers immediate returns and strong potential for capital appreciation for investors seeking to build a resilient portfolio in Spain’s dynamic student housing market. The combination of historic charm, modern amenities, and proximity to the beach and campus creates an irresistible proposition for the growing student rental market.

We selected the most beautiful golf courses in Majorca. The courses had to fulfill certain criteria like quality of the golf course, green speed, practice facility, hotels in the area, clubhouse, ambiance, and restaurant. Read more about our teaching locations:

Capdepera Golf, Majorca: Capdepera Golf is ideal for learning and teaching. Plenty of space on the range, and difficult and easier nines cater to different playing levels. 4 Golf courses within 15 mins of driving.

Golf Son Gual, Majorca: Since opening in 2007, the course got famous for its quality and design standards. Its holes are all having that little something, making a round of golf a great experience.

Canyamel Golf, Majorca: Canyamel Golf is definitely one of the best clubs quality-wise on the island. Some interesting holes and difficult greens make your day a nice day to remember, but probably not a good score day. The course is a difficult one. But we all do like a little challenge, don’t we?

Santa Ponsa 1, Majorca: Santa Ponsa Golf 1 is a fun course, offering interesting holes with wide fairways and tight Par 4s that require a strategy to get a score home. The practice facilities are spacious and the range has a covered roof.

Situated in the southern part of Catalonia, just in the province of Tarragona, Costa Dorada is an area known for its beautiful beaches. The name “Daurada”, golden in Spanish, comes from the golden colour of the sand shining in the sun.

Apart from the coast, the area also offers a mountainous landscape in the mountains of Prades with its collection of small and romantic villages. You can also enjoy Modernism in Reus or the remains of the Roman civilization in Tarragona, without forgetting to enjoy one of the best theme parks in the world, Port Aventura World.

And how could it not be a paradise? Costa Daurada enjoys the Mediterranean climate that allows swimming for more than six months a year in the sea and it has less than 50 days of rain (or snow sometimes in the mountains of Prades). To find out more about the weather, check our infographics with the monthly weather statistics of the 18 biggest cities in Spain.

A very wealthy region thanks to its different civilizations

Its climate, its light and its geographical situation have made Costa Daurada a welcoming land for many civilizations since prehistoric times.

One of the most critical historical moments was in Roman times when Julius or Caesar lived in the town of Tarraco (now Tarragona) for a few years when he was recovering from an illness. Since then, the Roman city of Tarraco became the capital of “Hispania Criterior” (north of the Roman Iberian Peninsula). In addition, the city is passed by the “Via Augusta”, the Roman road linking Rome with Cadiz. With the fall of Rome, the city, and the area consequently lost importance.

Another historical moment to consider was in the nineteenth century when modernism exploded in more than 80 buildings in the city of Reus.

The remains of the Roman civilization in Tarragona are a world heritage site of UNESCO

Unesco Heritage

In 1991, the monastery of Santa Maria de Poblet, located in Vimbodi-Poblet (in the middle of the mountains of Prades), became the first monument to receive the name as a World Heritage Site by Unesco. This monastery is one of the most important in Europe and is the largest monastic settlement in Europe. In addition, since the Middle Ages, it is an important symbolic reference for the countries of the old Crown of Aragon.

Montblanc cave paintings and the antique town of Tarragona, the old “Tarraco” are also considered World Heritage (1998 and 2000 respectively).

Apart from buildings and monuments, the human pyramids are one of the biggest cultural events in the Catalonian town of Castells. They also won the name of Intangible Heritage of Humanity by Unesco in 2010. The first “colla” or group of “Castellers” was formed more than two centuries ago in Valls.

Cities and transport

The main cities of the Costa Daurada are Tarragona (130,000 inhabitants), Reus (100,000 inhabitants), Salou (26,000 inhabitants), Calafell (25,000 inhabitants), Cunit (about 12,000 inhabitants), Torredembarra (15,000 inhabitants), Vilaseca (22,000 inhabitants), Cambrils (33,000 inhabitants) and L’Atmetlla de Mar (a little more than 7,000 inhabitants).

The AP7 motorway (toll road) and the N340 road are the main roads in the area. The two routes cross the area from east to west and join the Costa Daurada with Barcelona.

The city of Tarragona is also a communication link. In its harbour arrive cruises to and from different parts of Europe, making the port of Tarragona one of the busiest in the Mediterranean area. Also, a few kilometres from the city is the AVE Tarragona station, where you can take the high-speed train that connects with Madrid, Barcelona and France.

Another way to connect with Barcelona, also by train, is with the R2 Cercanías line that reaches the cities of Cunit and Calafell.

Concerning airports, the main and only in the area is the airport of Reus, where you can fly to many destinations in Europe thanks to the low-cost airlines, as Ryanair, operating at the airport. Likewise, the airport Barcelona El Prat is not far from the area (for example, it is about 100 km from Tarragona) if you want to fly to more destinations.

Enjoy your time in the Costa Daurada

The tourist offer of the area is of great quality since there is much to do. For example, in a few kilometres, you can enjoy history (Roman Tarragona), art (modernism in Reus), monuments (Roman ruins), nature, sports, traditions (the events of “Castellers”), gastronomy, and much more. In addition, the offer is complemented by a series designed for parents with their children to experience new sensations with the natural environment, not forgetting a visit to Port Aventura World, one of the largest amusement parks existing in Europe.

Families

For families, Salou, Cambrils, Vila-Seca, La Pineda Platja, Calafell, El Vendrell and the Prades Mountains are the best places since there are all kinds of services that a family wants to have. They have also been certified by the Generalitat de Catalunya as a Family Tourism Destination.

Retiring?

If you are looking for a quiet place after spending a lifetime working, the beaches are the best excuse to find that peace. Some of the best beaches on the Costa Daurada are Comaruga beach in El Vendrell, Torredembarra Canyadell cove, beach Savinosa (Tarragona), Playa Llarga (Salou) and beach Llosa (Cambrils).

The Modernism in Reus

Parties and events

The main events and festivals of Costa Daurada are:

  • Festival of Sant Pere in Reus (second half of June). The city hosts all kinds of events and shows (performances, workshops, music, etc.) Also, it is always marking the beginning of the summer.
  • Pau Casals International Music Festival in Vendrell (from mid-July to mid-August). This festival serves as a tribute to the musician Pau Casals and his deep humanism. The cello is the main thread, but singers, pianists and various formations also take part.
  • Nits Daurades to Salou (second week of August). Nights of concerts where current styles are mixed with folkloric and traditional.
  • Mercado Medieval de l’Hospitalet de l’Infant (early September). The atmosphere of a medieval market is recreated. You can also find all kinds of objects, animals and samples from the Medieval time.
  • Festivities of Santa Tecla de Tarragona (second and third week of September). They are the biggest festival of this city, which is flooded with activities and shows. It also marks the end of summer.

The real estate market

As in the rest of the country, the real estate market has experienced high growth over 2017 and in some municipalities of Costa Daurada, the number of transactions increased by as much as 50%!

Although this transaction’s growth has occurred, prices have not yet reflected this increase. Depending on the cities, prices are between € 1,500 and € 2,000.

The prime area located in Costa Daurada with exceptional beaches and proximity to one of the major European cities such as Barcelona, makes a strong appeal to invest in the real estate market.

As for foreign investment in the real estate market in the area, according to Ana Quesada from Central Park Salou:

“currently, the nationalities that buy more are the French and the Belgian, with the first one having increased the most in recent times. ” A few years ago, as indicated by David Janssen of the real estate Barnamar, “the Russians were the main customers in the Costa Daurada before the crisis in Ukraine. Although now the French are more active on the market, the Russians are continuing to have more financial power “.

And Ana Quesada adds:

“most invests in apartments near the coast and are about five minutes from the beach.” “Customers can purchase homes with 1 bedroom near the beach for about 50,000 to € 60,000. “

As far as cities are concerned, according to David Janssen:

“most of the operations are carried out in Salou, Cambrils and Pineda. “

Spain has some of the best golf clubs in Europe.

Some of the most prestigious golf courses of Spain are in the Costa del Sol

Real Club Valderrama

Located in Sotogrande, Andalusia, it is one hour and a half drive from Malaga and two hours from Cadiz. This golf club is considered the best in the country and one of the best in Europe. It has a course of more than 6,000 meters in length with 18 holes. It is a field of wide fairways, although the difficulty is assured.

Finca Cortesín Golf Club

This golf club is half an hour drive from Marbella and one hour from Malaga, Andalusia. It is considered one of the longest golf courses in Europe thanks to its almost 7,000 meters in length. Also, its proximity to the Mediterranean Sea makes this field count with exceptional views, with the sea on one side and the mountains on the other.

La Reserva Golf Club – Sotogrande

Like the Real Club Valderrama, this club is in Sotogrande, Andalusia. Founded in 2003, La Reserva Golf Club is surrounded by the beautiful Andalusian landscape and you can also enjoy the views of the Mediterranean.

Tarragona property investment: a Case study of a Costa Dorada property for sale

The Costa Dorada is the coastal area in the south of Catalonia. It is located in the province of Tarragona and offers a varied landscape of beaches, mountains and countryside. The many hiking trails, bike tours, mountain biking are ideal for discovering its extraordinary views and dream beaches. Indeed, this region is distinguished by its beautiful beaches and its golden sand, illuminated by the rays of the sun, hence its name in Spanish “Costa Daurada“, the Golden Coast in French. Let’s go to its discovery.

The city of Tarragona

Tarragona is the most important city of the Costa Dorada. It is the capital of the province of Tarragona and was declared World Heritage by UNESCO in 2000. Find all the World Heritage sites of the Unesco here with the other 10 reasons why you should buy a property in Spain. All the archaeological wealth of the city are present through its Roman walls, circuses, amphitheatres and Roman theatres among others. With more than 130,000 inhabitants, Tarragona is not only a medieval town that attracts many tourists but also a city that moves all year round and is very accessible. Indeed, Tarragona is connected to the big cities of Spain and France by the A7 motorway by car, by plane thanks to its international airport of Reus, but also by the train, thanks to the AVE / TGV from France and Barcelona just an hour away.

Tarragona is also home to one of Spain’s largest and most popular amusement park complexes: Port Aventura, a park with a varied theme for children and adults alike. Nearby, Tarragona also offers many water games parks for the families.

The landscapes and beaches of Tarragona

For centuries, Tarragona is very well connected by paths between the different neighbouring villages. These paths are suitable for walking, cycling, riding and will get you close with those wonderful landscapes, horizons and heritage of this city. In total, 75 km of these paths have been created to enjoy nature. They are easy to find even though some of them are old trails that linked villages, others led to masías and farms, and others – such as the coastline or perimeter – were used to monitor hazards from the farmlands, Sea and contraband. Admiring the beaches from the heights is an activity that the nature lovers will enjoy.

The sandy beaches of Tarragona and the sublime small coves: Cala Fonda (Tarragona), Cala Jovera (Tarragona), Cala Penya Tallada (Playa Salou), Playa El Dorada (Cambrils) and Playa Penyals (Miami Playa) are among the top of the Costa Dorada‘s beach. They will give pleasure to swimmers and sportsmen in search of tranquillity. For sure, there is a wide range of aquatic activities to enjoy the pleasant temperature of the sea during more than half of the year.

Spain is one of the top destinations for Golf… of course as a foreigner, you have to carry your bag and pay the airline fee… we found the solution for you… check it here.

Golf, although not as popular as football or tennis, is a sport practised by a large section of the population. In addition, Spain has some of the best golf clubs in Europe. Here is our selection:

Real Club Valderrama

Located in Sotogrande, Andalusia, it is one hour and a half drive from Malaga and two hours from Cadiz. This golf club is considered the best in the country and one of the best in Europe. It has a course of more than 6,000 meters in length with 18 holes. It is a field of wide fairways, although the difficulty is assured. The green fee during the week is €350, while on weekends it is €370. Also, if asked in advance, tea time can be enjoyed.

The green fee for the week and the weekend is €280.

The green fee during the week is €235 and the weekend is €270 .

PGA Catalunya Resort

Located in Caldes de Malavella, Catalonia, this golf club is located a few kilometres from the Costa Brava, about 20 minutes drive from Girona and just over an hour from Barcelona. It has a total of two golf courses and 36 holes. The fields are situated in a beautiful place, surrounded by trees and small lakes that increase their difficulty since you have to combine strength and dexterity. The green fee during the week is €110, while at the weekend the price increases to €152.

Real Club de Golf del Prat

The club is located next to Terrassa, Catalonia, only 22 km from Barcelona. It has 45 holes and three different courses but at the same time fun and suitable for all levels. It also has a public golf course: the Vallés Golf 9 holes. The green fee for weekdays and weekends is €114.

Golf Son Gual

Opened in 2008, this golf club is located on the island of Mallorca, a few kilometres east of Palma de Mallorca. It has 18 holes and has also hosted important European tournaments both private and open and organized by companies such as Pinmar, Rolex and Sol Melià. Facilities also include gardens, a lake, a terrace with panoramic views and a spa area. The green fee between weekdays and weekends is €135.
