Everything you ever wanted to know about the Balearic Islands

The pearls of the Mediterranean

The Balearic Islands are in fact a group of four different islands: Mallorca, Menorca, Ibiza and Formentera and there are one of the most chosen destinations in the western Mediterranean by wealthy travellers. Its dreamy coves, beautiful sunsets and overflowing nature make this archipelago one of the best destinations in this area of Europe.

Their islands are places where one can get lost in their fishing villages, discover their movie landscapes or practice water sports and forget the crazy and fun nights.

Why are the Balearic Islands paradise on earth?

One of the best destinations to spend the summer in Ibiza. If you are looking for partying, this is the place. Apart from the mad nights, Ibiza also offers other activities, such as visiting its beaches and coves, enjoying the variety of dishes and the typical island drinks, as well as buying handcrafted items in their traditional markets.

For lovers of culture, the Castell de Bellver, located in Palma de Mallorca (capital of the Balearic Islands) is one of the few in Europe with a circular floor plan. From its walls, you will have the best views of the Bay of Palma and the Sierra de Tramuntana.

On the same island of Mallorca, in the south, are the small Islands of “Es Vedrà”. This islet (one of the most visited points of the Balearic Islands) has a height of 385 meters, and since 2002 is considered a natural reserve (to enter you need a permit).

If what you are looking for is more tranquillity, the islands of Menorca and Formentera are the best. The first, known for its coves and quiet beaches, is the ideal place for couples and families. The second, smaller but not less visited (its proximity to Ibiza makes it a good getaway for a day), offers beaches that could be from the Caribbean itself thanks to the green and turquoise colour of its waters.

Of course, its weather is outstanding check the monthly weather statistics for Mallorca before booking your holidays.

The Cathedral of Palma de Mallorca

Let’s start with gastronomy 🙂

Gastronomy is a fundamental part of the Balearic Islands since they treasure a great diversity of exquisite products of first quality such as oil, ensaimada, sobrasada, cheese, wine, flaó, herbs and sea salt. All these products are linked to the land, to its roots and each of the characteristics of the islands that have given all of them a stamp of identity-based on authenticity, quality and tradition. All these products can be found in markets, wineries and restaurants. Furthermore, it is possible, and at the same time very advisable, to take any of these foods unique to these islands as a souvenir.

Let’s discover the Balearic islands

According to INE (National Institute of Statistics) data, the population of the Balearic Islands is more than 1,100,000 people. The most populated island is Mallorca, with almost 900,000 inhabitants. Ibiza and Menorca are around 100,000 inhabitants, while Formentera has a little over 10,000 people living on the island.

The island of Mallorca can be reached by boat or plane (its airport is the third-largest in Spain). There are also multiple connections by the sea with Ibiza, Menorca, Barcelona, Valencia and other cities in Spain and the Mediterranean. The airport of Mallorca offers routes to the main cities of Spain and Europe. There are many roads that can take you anywhere on the island. There is also a train line that crosses the island from the south (Palma de Mallorca) to the north.

In Ibiza, there is a road network that leads to any corner of the island, and there are also different bus lines that lead to populated areas of it. The airport of Ibiza has flights to the largest cities in Spain and Europe. There are also boat connections to the other Balearic Islands (Mallorca, Menorca and Formentera) and to Barcelona and Valencia.

Menorca also has a road network that leads to any corner of the island. The airport of Menorca, located near Mahón, has connections to the main Spanish cities. In addition, there are boat connections to the other Balearic Islands (Mallorca, Ibiza and Formentera) and to Barcelona and Valencia.

Formentera, the smallest of all, has a main road that crosses the whole island. The rest are dirt roads that lead to the beaches. The port has multiple daily connections with Ibiza.

Events and parties

As it could not be, the Balearic Islands also have a wide schedule of parties. For example, in Palma de Mallorca the city day is celebrated on January 20 (fiestas de San Sebastián) where small bonfires called ” foguerons ” are made. On the same island, in Pollença, on August 2, the Feast of Our Lady of the Angels is celebrated, where Joan Mas’s fight against the invading pirates is staged.

In Menorca, in February the Mahón carnival is celebrated. On the same island, exactly in Ciutadella, the Fiestas de San Juan is celebrated at the end of June, this being one of the most attractive in Spain. The celebration of this population is more than 600 years old. One of the highlights of the celebrations is when the horses get caught up in the crowd of the public.

On August 24, San Bartolomé celebrates important cultural and sports festivities in San Antonio, Ibiza.

In Formentera, on August 5, a very popular party is celebrated, that of Santa María de las Nieves, with cultural events.

FYI, all our charts are always up to date, but for the up to date comments, check our most recent quarterly update “Quarterly update on the Spanish real estate market“.

Everything you ever wanted to know about the top 20 Spanish Cities real estate markets

Here is a summary of all our resources that we have created in 2017 on the 20 biggest Spanish cities in order to help you be more efficient in your search for your ideal property in Spain. We ended this week our series of 21 papers on all the main Spanish cities with our paper on Castellón. Since March 2017, we wrote 21 specific papers we are very proud of this work!

Have a look at the real estate price evolution for all the 18 Spanish regions since 2005 (€/m²):

As you can see on this chart, Spanish real estate prices (thick orange line) got its lowest price point in early 2014 since the crisis of 2008. Since early 2014, real estate prices are rebounding and reached on average 1530€/m² as of June 2017. If you look at prices in general, yes we can talk again about growth but if you compare those to the levels of 2008 or to European real estate prices, you can still find bargains. Furthermore, you surely noticed that most of the prices are lower than the prices of early 2005, as it is the case for Spain when prices were at 1680€ per square meter.

The market in Spain is divided into two groups since 2014: the regions where prices are increasing again: mainly, Barcelona, Madrid and the Balearic Islands and all the other regions where the prices have stabilized or are increasing modestly.

The five regions with prices above the national average are the Basque Country (2397€/m² as of June 2017), the Community of Madrid (2264€/m² as of June 2017), the Balearic Islands (2208€/m² as of June 2017), Catalonia (1834€/m² as of June 2017) and Ceuta and Melilla (1668€/m² as of June 2017).

It is really easy to buy a property in Spain but, because you are not on the ground, because you don’t know the market and because you need to check your property in order to avoid any nasty surprise, we advise you not to do it alone. We are foreigners and Spanish residents who bought properties in Spain and we developed a network of reliable partners in order to assist foreigners in their purchases of a Spanish property.

Don’t forget, if you are buying in Spain as a foreigner, you could have two different motives:

  • Pleasure
  • Investment

or the two combined. Depending on what is (are) your own motivation (s) your criteria will be different.

90% of foreigners are looking for beaches, sea and sun…

Rember our infographic on why people are buying a property in Spain:

Why should you buy a second home in Spain? Infographic

So it’s not a surprise to have as the top 4 buying destinations Cities in Spain for foreigners: Alicante, Malaga, Barcelona and Madrid (the exception, but yes it’s the capital and the 3rd biggest city in Europe).

The top Regions where foreigners are buying real estate are the Valencian Community, Andalucia, Catalonia and the Canary and the Balearic Islands. Madrid is the last Region. Have a look at our infographic with the data of 2016. Foreigners bought 77500 properties, i.e. 17% of all the transactions that took place in Spain during the last year.

The Ibiza real estate market is going well

Like most Mediterranean islands, Ibiza is really spectacular. Its crystalline sea with dreamlike views, beautiful white villages, rural roads, flowering fruit trees and much more, make this island a special place.

Why Ibiza?

With an average temperature of almost 18 degrees and more than 300 days of sunshine a year, that makes this island a paradise where one can bathe in the sea almost every month of the year. In addition, you can enjoy some of the best gastronomic experiences in Europe with the Mediterranean diet as a flag.

Ibiza is also very accessible. In half an hour by plane you arrive from Barcelona, in an hour from Madrid and in two hours you fly from London. It is possible to work during the week in the city and enjoy the weekend on the island.

How is the real estate market?

The average price per square meter of Ibiza (about € 4,500) is one of the most expensive in Spain. In the capital of the island, Ibiza, the average price was just above € 4,700 at the beginning of 2017. As for properties, in May of this year, the average price stood at € 830,000, which meant an increase of almost 30% with respect to the previous year.

Check this chart of National averages vs the Balearic islands.

As for foreigners, according to the real estate agency Ibiza VIP Area:

“British, German, Dutch and French are the biggest buyers, with English and German being the most investing this year in the sector.”

Where to live in Ibiza?

Dennis Wesenberg of the real estate agency Kühn & Partner SL explains that

“most foreigners buy homes in Es Cubells and the southern part of the island, and also in areas around the center of the city of Ibiza like Talamanca or Can Pep Simon.”

The city of Ibiza or Vila (as the locals call it to differentiate it from the concept of the whole island) is the largest and most complete in terms of services, communications and leisure options that can be found throughout the island. In addition, it is a very good area to live with children as it has most of the island’s schools and countless parks and play areas. As far as Es Cubells is concerned, it is a much quieter area than the capital, but not far from it.

If what is wanted is the action, Sant Antoni de Pormany is the nerve centre of the movement ibicenca. In this town, thousands of tourists arrive every year to enjoy the sun, beach and party. It is a leisure centre full of commerce and services of the first level in which there is never time to be bored.

For those who want tranquillity, there is the town of Sant Joan de Labritja, located in the north of the island. In it, you can enjoy the most authentic and natural face of the island. It is one of the least populated and with less tourism. It also has basic services covered.

Another quiet town is also Santa Eulària des Riu, an ideal place to rest. It is the ideal place to travel with family and enjoy a quiet holiday. It is also very close to Ibiza town.

How to get around in Ibiza?

There is a road network that leads to every corner of the island, and there are also Different bus lines that lead to the populated areas of this one.

Ibiza airport has flights to the largest cities in Spain and Europe. There are also boat connections to the other Balearic Islands (Mallorca, Menorca and Formentera) and to Barcelona and Valencia.

Mallorca, a paradise in the middle of the Mediterranean

According to the British newspaper “The Times”, Mallorca is the first on the list of the best places for travelling and living. Its quality of life, weather and easy going people makes this Mediterranean island a dream for those interested in investing in a second home. Of course Palma is one of the most expensive city to live in Spain with Madrid and Barcelona but stil very much cheaper than a lot of cities.

What will you love in Mallorca?

Mallorca has a Mediterranean climate with mild winters and warm summers, it is possible to swim from March/April to November.

The island also has some of the best beaches that we can find in Spain, such as Torrent de Pareis or Cala Varques. Besides, Mallorca also offers the opportunity of doing hiking and trekking in the wonderful mountains of Serra de Tramuntana.

Although Mallorca is a small island, it is one of the most cosmopolitan areas of Spain.

Who are the real estate buyers in Mallorca in 2017?

Trinidad Moreno, from the real estate agency Morcas, points out that “Scandinavians are the top buyers of property on the island, followed by Germans and British. Although lately Swiss are getting more interested in investing in Mallorca”.

What does it cost to buy a second home in Mallorca?

Similar to all Spanish cities, the real estate market in Mallorca also suffered a deep descent during the years of the crisis (around 39%), but since 2015 it is experiencing a slow rise thanks to foreign investments. Nowadays, the price per square meter in the capital, Palma de Mallorca, is 1.657€.

Comparison of prices in the Balearic Islands and in Spain

Transaction Growth of 11% in 2016

There are signs that the market will keep growing because in 2016, there was a growth of 11% in the transactions, and the forecast for 2017 is that the market will keep growing.

Where would you want to live in Mallorca?

Palma de Mallorca, the capital, offers an excellent location due to its proximity to the airport and the sea. It is also the biggest city of the island and offers a large variety of places where to live. Casc Antic and Calatrava are the trendiest areas to live now because they are in the centre of the city and offer all basic facilities (hospitals, shopping malls, supermarkets, etc). Portixol is a nice area next to the Sea. For those longing for a quiet place not far from the city, the best choice is Son Vida. This place has different golf fields and a harbour (Port Portals) to give a home to your boat (if you have one of course).

Sóller is a great area if you want to live in a small town surrounded by the fields, close to the harbour and the beach. It also has a vibrant Saturday market.

Pollença is the perfect place if you are looking for a seasonal residence because this small town has a bustling life during the warm period (in winter most of the shops and restaurants are closed). Pollença also has a big British community.

If the sea is not your top priority, the central area of the island is for you. There are plenty of villages were to live in their local shops and restaurants. Just in case, the beaches are not far thanks to the size of the island.

Get in and around Mallorca

Mallorca can be reached by ferry and plane. There are plenty of ferry lines that connect with Ibiza, Menorca, Barcelona, Valencia and other cities in Spain and the Mediterranean.

The airport offers routes to the main cities of Spain and Europe. There are different highways that bring you to every corner of the island, and there is also a train line that crosses the island from the south (Palma de Mallorca) to the north.
