Europeans are buying properties in Spain as never: 137,000 properties bought by foreigners. Of course, we see many Europeans active as usual and the United Kingdom is still the first country to buy properties in Spain. A new trend is that we see foreigners coming from further: Latin America with Argentina and Venezuela, America and China are there too. Americans are benefitting from a steep discount: the euro is cheaper by 20% in 2022 vs the dollar.

Spaniards and Foreigners are very active: both are buying the most since 2008:

The proportion of purchases was also high by foreigners outside the EU:
such as Morocco (7.7%), China (2.6%) or Russia (2%), America (1.6%) and other countries outside the EU 11.2%

This is quite a strong vote of confidence by foreigners living in Spain! Of course, they work there and it is easier for them to buy than non-resident foreigners. The average price per square meter of properties bought in Spain by foreigners increased by 2% year-on-year to June 2022. The acceleration of real estate prices was recorded both among property transactions done by non-residents and by residents, although the former paid higher prices than the second ones, € 2,522/ m² against € 1,622 / m², respectively (with an average of € 2,062/ m²)
This price discrepancy between foreigners living in Spain and not living in Spain could come from many factors:

In terms of levels, the average price per square meter paid by foreigners continued to register strong differences between each region. End of June 2022, it was below the national average
of € 1,741 in 12 of the 17 Regions. Please note that the average paid per square meter by foreigners is € 2,062.
Extremadura, Castilla-La Mancha, La Rioja, Castilla y León, Aragón and Galicia.
Murcia, Asturias, Navarra, Cantabria and the Valencian Community
Interestingly, all those regions are areas of interest to foreigners apart from the Basque Country, a region much appreciated by the French.

For the last 12 months to the end of June 2022, the most active nationalities were : the British (11.2%), the Germans (10.3%), the French (8%), the Moroccans (7.7%), the Romanians (6.7%) the Italians (5.9%), the Belgians (5.2%) the Dutch (4.9%) and the Swedish (4.2%)
Activity is back on the real estate market in Spain: both Spaniards and foreigners are buying now: 703,331 property transactions for the last 12 months: +18% yearly growth property activity by Spaniards increased by 13% year-on-year to 562,956 property activity by foreign buyers increased by 47% year-on-year to 136,921 This equals 19% of all the property transactions that occurred in Spain. 45% of the transactions were carried out by non-resident foreigners and 55% by foreigners living in Spain!
As of June 2022, price per square meter was on average of €1,741 per square meter. So, if you compare to other EU countries, you get a lot for your money and can enjoy the high quality of life in Spain
For the last 12 months to the end of June 2022, the most active nationality is the British with 11.2% of the properties purchased by foreigners: i.e. 15,353 properties. And actually, they were the first nationality even before during and after the Brexit. 🙂

According to the “Consejo General del Notariado” in Spain, the Swedish are buying 15 properties per day, or about 4,710 for the last 12 months up to December 2018, in Spain. It is nearly 9 times more than in 2008.
The price they pay on average is €2.433 per square meter. They pay just a little bit more than other foreigners buying properties in Spain. Check the evolution over the last 12 years.
Of course, depending on the region, price paid by foreigners per square meter is changing a lot. The Balearic Islands is the most expensive region if you want to buy a second home in Spain. Another factor factor to take into account for the price is if the property is a new build property or a resale.

Swedish love to buy in the same regions as the majority of foreigners: First, in the Valencian Community, Second in Andalusia and third in the Balearic Islands.
Foreigners are actively buying properties in many Spanish cities: for Alicante, Tenerife, Ibiza and Palma de Mallorca, Malaga and Girona, they represent more than one transaction out of 4.

Most of the Swedish, 1 out of 3, buy properties between 60 and 80 square meters. If you compare those numbers with other nationalities, Swedish do buy smaller second homes in Spain than other foreigners. But at the same time, they pay more per square meter.

Representing 53% of all the real estate transactions purchased by foreigners in Spain in 2018 or 103.608.
Outside the EU, the most active countries are Morocco (6.8%), China (4.4%) or Russia (3.1%).

French bought 8,237 properties in Spain in 2018, the Spanish region where French are the number one property buyers (as foreigners) is Catalonia, this is not a surprise due to its proximity with France and due to the fact that the region is cheaper than the “Méditérannée” in France.

Germans bought 7,907 properties in Spain in 2018, the top Spanish region for the Germans is without any doubt the Balearic Islands. During the first quarter of 2018, 49.9m passengers went through Spanish airports, a 9.7% growth vs the year before. Let’s have a look at where this traffic is coming from, going to? Which countries?

In the first half of 2017 the most active nationalities were :
Representing 50% of the transactions.
Not a surprise, the top 4 countries are the same as the top passengers’ countries flying to/from Spain.

]]>We did the work for you and released our last quarterly update from the data of Eurostat up to end of December 2017.
During the last year, European real estate prices increased by 4.5%.
As you can see on our table, the Spanish residential price increased a lot more than the European average with a growth of 7.2%.
Remember, you may always find this information on our site: it is in the resource section under “international” with our table with the last information available on all the European real estate markets.
Do you want to check how good, how bad is the Spanish market doing vs any period (quarterly, yearly, 3 year, 5 year, 10 year period) and any market?
While we note some strong performance on the Spanish market since 2014, in fact, it is in line with European averages. At the same time, on a 10-year basis, Spanish real estate market is way behind other markets.

Spain is the number one tourist destination for Europeans with 5% of nights spent, then Italy with 3%, France with 3%, USA with 2% and finally Germany with 2%.
Which means that Spain has nearly as many tourists as France & Italy COMBINED!!!

The Statistical Information Center of Notaries in Spain has just released its last report of Foreigners activity on the property market. During the first semester of 2017, the sale of free housing by foreign buyers accelerated by 13.4% year-on-year to 50,087 purchased property.
This equals to 19.4% of all the transactions during the first six months of the year.
This price discrepancy on real estate prices paid by foreigners in Spain could come from many factors: each nationalities are buying in different regions of Spain: some are buying inland, some are buying with views on the sea, some are buying in cheap regions, some are buying in expensive regions,…

]]>According to statistics released by the Central Bank of Spain in December 2016, the return expected on the residential Real Estate market in Spain is of 8,4%.
This performance comes from two sources: gross rent yield estimated at 4,4% and the capital gain estimated at 4%.
As you can see on our chart, the estimated return became slightly positive for the second time since 2008 at the start of 2014. In 2010, the estimated return went slightly positive but it was not enough to compensate the mortgages costs. This time, the performance is much stronger as the estimated profitability of 8.4% nearly covers by more than 3 times the mortgages costs.

As you saw on this histogram, Spain as the weakest performance just in front of Ireland on a 10-year timeframe.
