The Treasures of the Canary Islands

The most populated islands are Tenerife and Gran Canaria. The two have almost 900,000 inhabitants each. Then follow, Lanzarote, with almost 150,000 inhabitants, Fuerteventura, with a little more than 100,000 people living there, La Palma, with 80,000 inhabitants, La Gomera, with 20,000, and El Hierro, with just over 10,000 inhabitants.

Gran Canaria is only accessible by ferry and plane. There is an airport connecting to the main cities of Spain and Europe. It is also easy to get to the other islands of the archipelago by plane and ferry. There is a highway that connects the north and the south, and many other routes that lead to any corner of Gran Canaria.

Tenerife, like Gran Canaria, is only accessible by ferry and plane, the best option. Tenerife has two airports, one in the north and one in the south with connections to the main cities of Spain and Europe.

There is also a highway connecting the North to the South and other major routes that make anywhere on the island accessible in less than three hour drive.

The rest of the islands, except La Gomera, have airports that connect with the other islands and some (such as Fuerteventura and Lanzarote) also offer flights to Barcelona and Madrid. These islands also have ferry connections with the rest of the islands, so you can connect between them by plane or boat.

The main festivals that are celebrated in the Canary Islands are the following:

• The Dwarf Dance in Santa Cruz de La Palma, where a chorus of men (doctors, gentlemen, navigators, etc.) walk to the rhythm of the melody.
• The Carnival of Las Palmas de Gran Canaria is the quintessential fiesta of the islands.
• The Naval Car of Santa Cruz de Tenerife.
• The Pilgrimage of San Isidro Labrador. It is a religious festival, but with a playful and traditional character.
• The Feasts of the Virgin of Candelaria.
• The Carnival of Puerto de la Cruz (Tenerife), is one of the most popular in the area.
• The Indians on the island of La Palma, where the arrival of the “Indianos” is recalled, a name that was known in the Canary Islands to the islanders who emigrated to America and returned to the islands.

The real estate market in the Canary Islands

During the years of the crisis, the prices of the apartments fell to 2001 levels, as in the whole country. In the last two years, the real estate market is experiencing a slow recovery. For example, the price per square meter in Las Palmas is about 1,500 €, while in 2008 was its peak, when the price was more than € 2,000 per square meter. Gran Canaria is still one of the cheapest places in Spain where you can buy a house. As of March 2022, prices were at 1,595€/sq m.

As for Tenerife, in 2021, the price per square meter on the island was around € 1300 (in the capital, Santa Cruz de Tenerife, the price per square meter was almost € 1,700). Expectations for 2023 are that the market will continue to grow, but a little slower when compared to Barcelona or Madrid

So does the origin of buyers, Karin Muegge of Immorent Canarias, states that the Canary Islands attract people from all over Europe.

“Among them, British, Germans, French and Italians are the main buyers. If we look in more detail who are the main buyers, Ian Meyer of Tate Properties Tenerife notes that ” the British, Belgians and Italians are among the main buyers”.

Likewise, all these trends may change in the future, for example, although the British are the main buyers, as happens in other parts of Spain adds Konstantin Hinner.

In regard to what areas are preferred by foreigners, if we look at the case of Tenerife, Konstantin Hinner Insular Projects SA explains that “after the crisis, we see that the southern part of the island is receiving as much of the foreign investment as before, however, there is a tendency to invest less in this area, the most tourist part of Tenerife, and to invest in the rural area where the locals live, not far from Santa Cruz de Tenerife and the university city of San Cristobal de la Laguna “.

They loved this area of Tenerife because there is a microclimate that always has good weather, it rains less than 10 days per year and ¨Los Gigantes¨ is the most charming place in Tenerife. Besides its wonderful cliffs, this is the least pacified area. They also wanted a flat closer to the sea, with sea views, a terrace to spend time with their children and also the option of renting.

An excellent duplex penthouse is distributed in the following way: on the first floor, there are 2 bedrooms, a bathroom, an American kitchen and a living room which includes a balcony with beautiful sea views. On the second floor is the private rooftop (a solarium which has 65 m2 with a barbecue, wonderful views of the sea, the Gomera island and Los Gigantes Cliffs.
This duplex is located on the 3rd floor and on a plot of 130 m². The building has an elevator. It was delivered in good condition.

The property is located in Puerto de Santiago, it is just a few meters from Los Gigantes, Playa Chica and Playa de La Arena. In the area, there are several supermarkets, bars, restaurants, a sports centre, a school, shops, buses, banks, taxis, and so on.

1. Granada-Jaen airport had a 31% growth with 242.038 passengers transported during the first quarter
2. Seville airport had a 30% growth with 1,388,594 passengers transported
3. Santander airport had a 30% growth with 206,924 passengers transported
4. Valencia airport had a 28% growth with 1,533,639 passengers transported
5. Ibiza airport had a 25% growth with 605,275 passengers transported
6. Tenerife North airport had a 21% growth with 1,167,136 passengers transported

We noted that Valencia was very active for real estate investors since mid-2017. It looks like those statistics concur with our analysis.

1. Alicante with #18.847 transactions (23% of transactions by foreigners)
2. Malaga with #10.761 transactions (13% of transactions by foreigners)

4. Madrid #6.301 transactions (8% of transactions by foreigners)
5. The Balears #5.910 transactions (7% of transactions by foreigners)

Its tropical climate makes Tenerife a place where you can enjoy warm weather all year round without leaving Europe. The fact that it is cheaper than most touristic places in continental Spain makes this island an excellent opportunity for those looking to wear shorts and t-shirts the entire year.

The cheapest city to live in Spain

Tenerife, if you compare it to the main other cities in Spain, is one of the cheapest city to live in. Check our article on the cost of living in Spain to find out more on that subject.

Who are the investors?

According to Ian Meyer from Tate Properties Tenerife:

“British, Belgian and Italian are among the top buyers”.

“There was also a boom of Russian when the economic situation in their country was good”,

as points Konstantin Hinner from Proyectos Insulares S.A., “appearing a lot of real estate agencies specialised in the Russian market as well as a lot of shops and restaurants promoting their products and food in Russian language”.

Although British are the top buyers, as other parts of Spain “we still have to see which will be the impact of Brexit”, Konstantin Hinner adds.

What does it cost to buy a property in Tenerife?

As happen in almost every corner of Spain, the price of houses and apartments is also growing in Tenerife. In 2016, the price per square meter in the island was around 1.200€ (in the capital, Santa Cruz de Tenerife, the price per square meter was almost 1.400€).

The expectations for 2017 are that the market will still grow but at a slower pace if we compare it with Barcelona or Madrid

Where do foreigners invest?

Konstantin Hinner says “after the crisis, we see that the south area of the island is receiving as before the most of the foreign investment. However, there is a tendency of not investing in this area, the most touristic area in Tenerife, and looking at the countryside area where locals live, not far from Santa Cruz de Tenerife and the university city of San Cristóbal de la Laguna”.

What are the most sought-after areas?

Although the size of the island is not as big as Cyprus or Sardinia, the geology of Tenerife offers a vast variety of landscapes and climate that will suit everyone.

For those looking to go to the beach all year round, the south area, for example, Los Cristianos and Las Américas, accomplish their desires with their warm weather and sunny days. As we appointed before, this is the main touristic area of the island.

If the warm weather doesn’t fit you but you still would like to live next to the sea, Puerto de la Cruz in the north of Tenerife has a temperate weather if we compare with the south. For those missing cloudy days, this is also the best place because most days are cloudy there due to its proximity to the Teide volcano: the tallest mountain in Spain with its more than 3.700 meters.

Those looking to live in a city where we can find all the basic facilities like hospitals and big shopping malls, the capital, Santa Cruz de Tenerife, it is the best option. Thanks to the size of the island, it is easy to reach the beach from there in less than one hour by car.

And at last but not least, there is San Cristóbal de la Laguna. Considered the university city of the island, its location in the mountain makes its climate very pleasant even when it is very hot in most of the places of Tenerife. It is also just a few kilometres away from Santa Cruz, in case you need something that you can only find in the capital.

Strong connections with Europe and Spain

As being an island, it is only reachable by ferry and plane, the best option. Tenerife has two airports, one in the North and one in the South with connections to the main cities of Spain and Europe.

There is also a highway that connects the North with the South, and other main routes that make any place of the island reachable in less than three hours by car.

During the last year up to September 2016, Foreigners bought 17,4% of all properties sold in Spain according to the “Ministerio de Fomento”.

This is half a percent more than one year ago. Foreigners bought 77 451 properties vs 67436 last year: i.e. a 14,9% Increase. At the same time, the number of transactions in Spain increased from 398 631 to 443 997 last year: i.e. an 11,4% increase.

It’s the third attribute after being close to an airport and having a “Scenic Location“. Other attributes are getting a good value, have a good resale potential, have the possibility for renting, have the ideal number of bedrooms, have a minimum size of 100 square meters and of course a hot climate. So you won’t be surprised by the following statistic: 85% of properties bought are in regions close to the sea: either on a “Costa” or on the Balearic or Canary Islands! If you subtract the sales for Madrid, which enjoy its own international reputation, you get the even more impressive number of 92%!

The “Costa Blanca” is the first “Costa” with 23,4% of transactions, the “Costa del Sol” is the second with 14,2% of transactions and the “Costa Dorada” is the last one with 10,7% of the transactions. All those three regions continue to benefit from strong interests of foreigners. Interesting to note, the “Costa Calida” has a Year on Year growth of twice the average of growth of properties bought by Spain with 30%!

Real estate analysis for the Spanish Autonomous Regions

No surprise to see that the “Comunitat Valenciana” is the biggest Autonomous Region in term of transactions with close to 30% of the transactions. Andalucia and Catalonia are second and third with 20% and 15%. Check our infographic on this:

Real Estate analysis for the Spanish Cities

The first city region to be blowing is Alicante with 23% of the transactions done last year! That means that more than 18 thousand properties were bought there.

Malaga is the Second one with 14% of the properties sold and Barcelona is third with 8%. The Growth is impressive and above 10% for all the top 8 Cities. The two strong growth areas in the top 10, in terms of transactions, are Santa Cruz de Tenerife with a 26% growth. The region of Murcia grew by 30%. In the less traded markets, the region of Cantabria, Huesca and Jaen all noticed growth higher than 45% versus the same period of last year.
