]]>After that our property finder, Bernard, organised the real estate citytrip in Valencia last year, Raf our property finder in Barcelona organised this new edition in Barcelona: Barcelona real estate city trip 7th & 8th February 2019. Thank you to the participants for taking part.
It was very interesting to see what was the situation on the market in Barcelona. On Thursday, Raf organised the afternoon and shared his insights. On Friday morning, we had a very interesting meeting with institutional managers buying, renovating and selling apartments in Barcelona for their investors. We always like to check the market from both sides:

We see very interesting opportunities in Barcelona for this year. The market is “breathing” again after a long run up an increasing path, back to a healthy mode now.
Many sellers don´t realize yet that they are asking unrealistic prices (partially because of the over promise by selling agencies), and buyers often lack sufficient reference points to judge these prices. However the informed buyer has realized this already. We help the buyers to make sure that they never pay more than what a property is worth. That is big savings!Barcelona and Madrid are the two most active markets in Spain in terms of transactions. Barcelona has a stronger demand from foreign buyers.
In terms of prices, this is the top 5 of most expensive cities in Spain: 1. San Sebastian, 2. Barcelona, 3. Madrid, 4. Palma and 5. Bilbao.
Barcelona has the highest rental prices of Spain and a high proportion of expats looking for central quality apartments. This is great if you rent out your property.
“Over the last months, the foreign buyers have picked up activity. That is because some very central locations offer really attractive discounts for amazing apartments.”
The next months will be an ideal time for buyers to purchase as many sellers will lower their expectations and buyers could be more patient to catch that gem.
We see many opportunities in Barcelona.If your first objective is yield, maybe you should go outside the most demanded districts.”
So yes, property purchase starts with a price… but location is important. Raf explained further:
There are big differences within districts in Barcelona and even within those, one street is not the other. This local knowledge is why people come to us.
Lifestyle remains for many buyers a key decision parameter.

We had a lot of requests on Barcelona and that’s why our local property hunter, Raf, is organising a “reality check” city trip.

The trip will take place on the 7th and 8th of February
Please book your hotel with easy access to the Plaza Catalunya.
So obviously you would book your flight and the hotel and Raf will organise the visits.
We will facilitate the restaurant in the evening of the 7th February.
A small cost will be asked to cover the restaurant of the Thursday evening and the other costs.

]]>Sitges, located 38 km from Barcelona, is the perfect place if you want to live in a quiet place that is half an hour from the big city. In addition to its location between the Mediterranean and the mountains of Garraf, make this place very special.
The beaches of Sitges are the most famous on the Catalan coast. Among them is the beach of Sant Sebastia, which is recognized as the best beach in Europe by New York Magazine.
In addition, the city overflows with cultural activity. At carnival time (February / March) you can enjoy crazy nights and admire the cavalcade that runs through the streets of the city. In autumn the city hosts the International Fantastic Film Festival of Catalonia, where lovers of this genre can enjoy the latest releases.
The price per square meter was in May of this year at € 4,200, with Sitges being one of the most expensive urban areas in Spain.
As it regards foreigners, according to Nuria Mir Sitges real estate agency Houses “80% of sales are to foreigners, among which the English, French, German, Russian and Dutch”. The agent also added that “the beach area is the most expensive while the area close to the mountains and the outskirts are the cheapest of the city”. The total price of the floors oscillates between 300.000-1.000.0000 €.
Sitges, which has nearly 30,000 inhabitants, is a small town which is very easy to walk anywhere, so all the basic services are less than 15 minutes away.
The centre of the city is full of shops. In addition, you can do all kinds of activities and cultural offer is very wide.
“Sant Sebastia”, as mentioned before, has one of the best beaches in Europe. It is the perfect place for those who seek to be in the village, with one foot in the centre and another in the port, with all the services and cultural and recreational offers at hand.
“Aiguadolç”, which is the port area, has small apartments with spectacular sea views.
Poble Sec neighbourhood, located in the centre and only minutes from the beach, is a great choice for families.
Terramar is an exclusive green neighbourhood and close to the sea. In this area, you can find apartments and villas with garden. This area, which was built in the early twentieth century, was designed to become the Catalan Nice.
Although it is very easy to reach any point walking or cycling, the city has three bus lines.
Sitges also has a train station. You can reach the centre of Barcelona in 40 minutes and the frequency of the trains is about 10-20 minutes. The Catalan capital can also be reached by road or motorway. Barcelona’s El Prat Airport is less than 30 km away.
