Purchases of properties in Spain by foreigners for the first Quarter of 2017

The weight of the purchase of foreign housing remained fairly stable in the first quarter in relative terms, presenting a rate of 13.1% of total purchases and sales. This has resulted in figures around 15,000 quarterly sales.

Its tropical climate makes Tenerife a place where you can enjoy warm weather all year round without leaving Europe. The fact that it is cheaper than most touristic places in continental Spain makes this island an excellent opportunity for those looking to wear shorts and t-shirts the entire year.

 

The cheapest city to live in Spain

Who are the investors?

According to Ian Meyer from Tate Properties Tenerife:

“British, Belgian and Italian are among the top buyers”.

“There was also a boom of Russian when the economic situation in their country was good”,

as points Konstantin Hinner from Proyectos Insulares S.A., “appearing a lot of real estate agencies specialised in the Russian market as well as a lot of shops and restaurants promoting their products and food in Russian language”.

Although British are the top buyers, as other parts of Spain “we still have to see which will be the impact of Brexit”, Konstantin Hinner adds.

 

 

What does it cost to buy a property in Tenerife?

As happen in almost every corner of Spain, the price of houses and apartments is also growing in Tenerife. In 2016, the price per square meter in the island was around 1.200€ (in the capital, Santa Cruz de Tenerife, the price per square meter was almost 1.400€).

The expectations for 2017 are that the market will still grow but at a slower pace if we compare it with Barcelona or Madrid

 

Where do foreigners invest?

Konstantin Hinner says “after the crisis, we see that the south area of the island is receiving as before the most of the foreign investment. However, there is a tendency of not investing in this area, the most touristic area in Tenerife, and looking at the countryside area where locals live, not far from Santa Cruz de Tenerife and the university city of San Cristóbal de la Laguna”.

 

What are the most sought-after areas?

Although the size of the island is not as big as Cyprus or Sardinia, the geology of Tenerife offers a vast variety of landscapes and climate that will suit everyone.

For those looking to go to the beach all year round, the south area, for example, Los Cristianos and Las Américas, accomplish their desires with their warm weather and sunny days. As we appointed before, this is the main touristic area of the island.

If the warm weather doesn’t fit you but you still would like to live next to the sea, Puerto de la Cruz in the north of Tenerife has a temperate weather if we compare with the south. For those missing cloudy days, this is also the best place because most days are cloudy there due to its proximity to the Teide volcano: the tallest mountain in Spain with its more than 3.700 meters.

Those looking to live in a city where we can find all the basic facilities like hospitals and big shopping malls, the capital, Santa Cruz de Tenerife, it is the best option. Thanks to the size of the island, it is easy to reach the beach from there in less than one hour by car.

And at last but not least, there is San Cristóbal de la Laguna. Considered the university city of the island, its location in the mountain makes its climate very pleasant even when it is very hot in most of the places of Tenerife. It is also just a few kilometres away from Santa Cruz, in case you need something that you can only find in the capital.

Strong connections with Europe and Spain

As being an island, it is only reachable by ferry and plane, the best option. Tenerife has two airports, one in the North and one in the South with connections to the main cities of Spain and Europe.

There is also a highway that connects the North with the South, and other main routes that make any place of the island reachable in less than three hours by car.

The neighbourhood San Juan Playa is a place for those looking to be away from the boost of the centre. In recent years, it has developed and now we can find there all the basic facilities like supermarkets, hospitals and other shops. The centre is easy to reach by public transportation or biking.

If you are looking for a residential quiet area, the neighbourhood El Pau 1 is the best option. It has also developed in the recent years and nowadays all kind of shops and facilities can be found there.

How to reach Alicante?

The capital of La Costa Blanca can be reached by plane, train and boat. The airport is the 6th biggest of Spain and has connections to main cities in Spain and Europe. The high-speed train also arrives at the city making easy to reach other big cities of the country, like Madrid, Barcelona or Valencia. We can also reach Alicante by sea. It has ferry connections with the Balearic Islands and main harbour cities in the Mediterranean (North Africa and Southern Europe).

Malaga is always a place for your dream house

Malaga is considered as the Spanish city with the highest quality of life by the study “European cities and quality of life 2015” of the European Commission. It is a booming city of the south of the country started to be known in the 60’s of the last century when Spain opened its doors to international tourism. Costa del Sol became one of the most popular tourist destinations, a popularity that keeps nowadays.

 

Great climate

Its almost 3.000 hours of sun per year makes the “city a paradise”, as the Literature Nobel Price Vicente Aleixandre called Malaga in one of its poems. The template weather makes it possible sometimes to enjoy a swim in the Mediterranean Sea in December or January. The average temperature per year is 18,5 Celsius degrees (the average temperature in London is 9,6 Celsius degrees).

 

The second cheapest city to live in Spain

Malaga is on the top of the list for British, Scandinavians, Belgians, Germans and French

Malaga and its province are right behind Alicante as a preference for foreigners. Looking at the numbers, around the 15% of the population in Malaga are foreigners (in the province is 20%).

According to Saskia Handberg from Immobilien Malaga:

British are on the top: almost 60.000 living already in the province. Scandinavians, Belgians, Germans and French are the other nationalities active on the market.

In a trend that we are already seeing in other cities as Barcelona and Madrid, “there is an increase of Chinese buying apartments. Before they preferred to rent, and in some flats, you could even find three generations living together in there. Nowadays they buy property to get independent from their family” points Planeta Casa.

Price per district

The price of apartments is also rising in the city as it does in the whole country, and it does grow at the same speed as Barcelona and Madrid. Malaga square meter price grew more than 10% in 2016. But of course, it depends on where we look the prices of the city are different.

If we look in Centro or Litoral Este, the price of a square meter is more than 3.000€, being similar to some districts in the two biggest cities of Spain. Other districts, like Pedrizas, Teatinos and Litoral Oeste have prices between 2.000-3.000€ per square meter. There also districts where you can buy apartments for less than 2.000€ per square meter. Those districts are Rosaleda, Puerto de la Torre, Campanillas y Churriana.

What are the nicest neighbourhoods in Malaga?

Depending on how much money one can pay and the facilities to find in the district, there are a lot of areas where to live in Malaga.

For those looking an artistic centrical area, Soho is the best area of the city as Saskia Handberg (Immobilien Malaga) points “it is the artists’ district, known for its proximity to the sea and the centre”.

If you are looking to live next to the seaside, Planeta Casa advises looking for flats in “Huelin, Cala del Moral, Torremolinos and Pedregalejo”. If you are looking for well communicated residential areas the best options are “Teatinos, Carlos de la Haya and Ortega y Gasset”.

Malaga is a big city but easy to walk around, so all facilities are not far from any district of the city.

The city has an airport that connects to the main Spanish and European cities. There is also the high-speed train that reaches other main cities in Andalusia and the capital of Spain, Madrid.
