  1. Spanish property prices evolution over the last quarter

    Let’s start with the Spanish real estate national average: price per square meter is 1,625 on average in Spain as of end of March 2021. This means that Spanish real estate prices evolved

    • by -0.9% during the last year from €1,640/m² (-1.8% 3 months ago)
    • by +0.2% during the last quarter (+0.2% 3 months ago)

     

    Real estate prices in Spain are on a strong recovery path since 2014. At the same time demand is really strong up to early 2020. As the Corona crisis started, prices started to decrease from March 2020. Of course, due to the lockdowns and to the Corona situation, transaction volume was lower: 487,077 properties were sold during the last year to December 2020, a 15% year on year decrease.

     

    The lowest price reached since the financial crisis of 2007 is 1,456/m² in the third quarter of 2014 while the highest is €2,101.4/m² in the first quarter of 2008.
